The Custom Build Process

A: The total timeline typically ranges from 12 to 18 months, broken into two main phases. The pre-construction phase (design finalization, permitting, engineering) often takes 4 to 8 months. The on-site construction phase usually takes 8 to 12 months, depending on the home’s size and complexity, and is always subject to local permitting speed and weather.

A: Not necessarily. While some clients come to us with both, we are happy to assist at any stage:

  • Land: We can help evaluate potential lots for feasibility, utilities, and cost.
  • Plans: We can connect you with our network of trusted local architects and designers who specialize in Florida home design, or we can work with plans you already have.

A: Due to the wide range of variables in custom construction (lot preparation, level of finishes, structural demands), we do not provide a general cost per square foot. The cost is determined by your specific design, material selections, and site conditions. After an initial consultation and design review (Phase 1), we will provide a comprehensive, transparent price.

A: You are an integral part of the process! We schedule regular site meetings and walkthroughs during critical phases. Our team will guide you through all necessary material selections—from cabinetry and flooring to fixtures and paint—ensuring they are finalized before they are needed on site to maintain the project timeline.

Our Ready-to-Move-In Homes

A: The key difference is the owner. Our Custom Client Homes are designed and built specifically for a client’s specific vision. Our Homes for Sale (Signature Collection) are built by GRIT to our highest specification and offered for immediate purchase. Both types are built to the GRIT Standard of quality, durability, and superior finishes—you are not sacrificing quality for convenience.

A: Yes. We use the same high-end, durable, and climate-appropriate materials in our Signature Collection homes as we do in our client custom builds. This includes features like solid-wood custom cabinetry, quartz or granite countertops, premium flooring, and our signature storm-ready roofing systems.

A: Absolutely. Every home built by GRIT Custom Homes, whether custom-ordered or purchased from our Signature Collection, is backed by our comprehensive structural and materials warranty, giving you long-term peace of mind.
